General Real Estate Advisory
- Service Scope
General Real Estate Advisory: Our service provides expert advice and support tailored to your home-buying needs in Japan’s real estate market.
This includes:
Responding to inquiries about properties, market trends, and related topics.
Direct inquiries to sellers or agents for up to 3 properties per month.
Providing a 30-minute Zoom call, non-carryover to the next month (additional calls available for purchase).
Property Visit service within a 3-hour radius from Tokyo, Kobe, or Fukuoka.
Please note, our advisory service does not include real estate brokerage, negotiation, or deal management, and separate brokerage fees may apply for purchases. - Payment Terms
Service Fees: Payments for our advisory services are processed through Stripe. Full payment is required to initiate any advisory service.
Subscription Payments: For recurring services, such as our Basic Advisory Plans, subscribers will be billed monthly or as per the chosen subscription plan.
Additional Charges: Services requiring additional work beyond the standard scope, like extra property visits or extended consultation calls, will incur additional fees as specified in the service description.
Payment Terms Acceptance: By availing of our services, clients agree to adhere to these payment terms. - Cancellation and Refunds
Cancellation Policy:
One-time services must be canceled at least 2 business days before the scheduled date to be eligible for a partial refund. Each one-time service is valid for 90 days after purchase.
Subscription services can be canceled at any time to stop future billings by emailng to us, but past subscription fees are non-refundable.
Refunds:
For eligible cancellations of one-time services, a partial refund will be issued, minus a cancellation fee and Stripe’s processing fee (currently 3.6%).
In cases of service non-delivery or unsatisfactory service, please contact us to discuss potential resolution, which may include partial refunds subject to Stripe’s processing fee.
Currency Exchange Impact on Refunds:
Refunds are issued in USD. Given that payments are converted from USD to JPY at the time of the transaction and may be converted back to USD at the time of refund, refunds will be adjusted to exclude:
a) The difference in the exchange rate between the purchase date and the refund date, if the exchange rate fluctuates by more than 1%.
b) Exchange fees totaling 6% (3% for each transaction, both at the time of purchase and refund). - Liability Limitations
Scope of Liability:
Our services are advisory in nature. We are not responsible for the outcomes of real estate transactions, negotiations, or decisions based on our advice.
Liability for direct or indirect losses, damages, or expenses arising from our services is limited to the fee paid for the specific service.
Third-Party Interactions:
We are not liable for any actions or inactions of third parties, such as realtors, sellers, or legal professionals.
Clients are advised to conduct their due diligence when interacting with third parties recommended or introduced by us. - Data Protection and Privacy
Confidentiality: All client information obtained during the provision of our services will be kept confidential and used solely for the purpose of service delivery.
Data Usage: Client data will not be shared with third parties without explicit consent, except as required for service provision or by law.
Data Security: We commit to taking reasonable measures to protect the privacy and security of your personal information. - Governing Law
Jurisdiction: These terms and conditions shall be governed by and construed in accordance with the laws of Japan, and any disputes relating to these terms and conditions will be subject to the exclusive jurisdiction of the courts of Japan.
Legal Compliance: Clients agree to comply with all applicable laws and regulations in their use of our services. - Amendment Policy
Changes to Terms: We reserve the right to modify these terms and conditions at any time. Any changes will be effective immediately upon posting to our website.
Notification: While we aim to notify clients of significant changes, it is the client’s responsibility to review the terms periodically for updates. - Contact Information
